The Art Station is a nonprofit community mental health agency specializing in art therapy. It was founded in 2003 by President and Board Chairman Jane Avila. The Art Station is housed in the restored 1918 Fire Station No. 5 located at Park place and 8th Ave. near Fort Worth’s medical district. Staffed by 4 professional therapists, the Art Station serves hundreds of disadvantaged families and children each year. Byrne is a member of both the national U.S. Green Building Council and local USGBC - DFW Regional Organizing Group.
In January of 2003, Byrne implemented an in house LEED continuing education program for all our estimating and operational personnel. This program, maintained by Byrne’s LEED Accredited Professionals, ensures all Byrne personnel are current on LEED information and methodology.
If incorporated properly and early into the Preconstruction Phase, Byrne can significantly reduce any premiums conceived for the inclusion of Sustainable Design Elements into the overall construction project. Based on our recent LEED and CHPS project knowledge Byrne can provide information relative to design and construction necessary to implement sustainable design and construction for this project.

Construction Services
Byrne has an exemplary estimating group with the experience necessary to estimate all CSI divisions completely in-house. Seasoned professional estimators provide budget development, schematic estimates followed by continual detailed cost estimates.
We also possess the in-house capability to provide MEP estimates, systems analysis, Building Information Modeling (BIM), and Value Engineering services. Experience and historical data are the most valuable and easily accessed databases for use in pricing current projects. Our estimators use their expertise and our historical database to develop preliminary budgets. The database contains extensive labor, equipment, and materials costs for hundreds of projects of various descriptions that Byrne has constructed over the past eight decades.
Our estimators adjust for inflation, size, and changes in materials to accurately establish preliminary cost parameters for a new project. We control the project budget during the design phase by preparing a series of detailed cost estimates and clearly identifying cost variances. We develop separate cost estimates of the schematic design, design development, and construction documents. Each line item is priced based on the latest documents and can be compared to the corresponding line item in the previous budget.

Byrne is fully capable of providing any delivery method required by an Owner. Byrne has extensive experience in Construction Manger – at – Risk, Construction Manager – Agent, General Contractor and Design/Build. Byrne also has multiple projects utilizing Building Information Modeling underway.
Our Estimating and Preconstruction department provides a full range of services aimed at providing the Owner with the best product for the best value through multiple stages of estimates and value engineering/value analysis.

Building Information Modeling
Byrne’s belief is that utilizing Building Information Models (BIM) will improve both the communication of all project team members as well as the efficiency of construction. BIM combines 3D models and information from various disciplines such as structural, mechanical, electrical, and architectural to give a comprehensive 3D model of the building. BIM’s value lies in the proactive and open process it fosters which enables the project team to locate and resolve conflicts in the design stages before the materials ever reach the jobsite.
Additionally, the use of BIM drastically reduces the costs associated with printing sets of plans to reflect changes. Byrne ties the construction schedule to the model to virtually build the building in sequence and help to better identify sequencing and coordinate onsite material storage.

Constructability Analysis
Byrne’s operational personnel work in tandem with our estimating staff reviewing the means and methods by which the project will be built. The operational staff assigned to the project is responsible to the project’s pre-construction estimators for evaluating and selecting the appropriate and most economical construction systems such as formwork, shoring, etc. and equipment such as cranes, vertical hoisting, earthwork machines, etc. This experienced operational staff will also comment on and suggest details for the construction documents, as well as means and methods to the A/E Team. The most cost-efficient means and methods will be identified and studied as to the impact to the owner’s desired project schedule and completion date.
In working with Byrne’s estimating staff, the constructability review will be a continuous process establishing summaries at each stage of the development of the documents.

Value Engineering Analysis
We provide comprehensive value engineering studies and investigate materials, methods, and equipment to create savings and avoid unnecessary expenditures. We view value engineering as a systematic approach to obtaining value for every dollar spent on a project. Teamwork is critical to this effort. The process is most effective when representatives from the entire Project Team – the Client, the Architect/Engineering team, and Byrne - work together to achieve the goal of reducing costs without sacrificing value or scope.
Working with the Architect and Owner at the onset of the design process helps us achieve the best value. Together, we establish goals and generate ideas for consideration. Byrne assigns a value to each idea and creates a Value Engineering Log with “Accepted”, “Not Accepted” and “Under Review” categories. We include “Accepted” items in the contract documents, discard the “Not Accepted” items, and place “Under Review” items as bid alternates until a final decision is made.

Preconstruction & Estimating
Byrne has an exemplary estimating group with the experience necessary to estimate all CSI divisions completely in-house. Seasoned professional estimators provide budget development, schematic estimates followed by continual detailed cost estimates.
We also possess the in-house capability to provide MEP estimates, systems analysis, Building Information Modeling (BIM), and Value Engineering services. Experience and historical data are the most valuable and easily accessed databases for use in pricing current projects. Our estimators use their expertise and our historical database to develop preliminary budgets. The database contains extensive labor, equipment, and materials costs for hundreds of projects of various descriptions that Byrne has constructed over the past eight decades.
Our estimators adjust for inflation, size, and changes in materials to accurately establish preliminary cost parameters for a new project. We control the project budget during the design phase by preparing a series of detailed cost estimates and clearly identifying cost variances. We develop separate cost estimates of the schematic design, design development, and construction documents. Each line item is priced based on the latest documents and can be compared to the corresponding line item in the previous budget.

Design-Build
The Design-Build delivery method is based on a single entity being contracted to provide both the design and construction portions of the project.
The Design-Build team consists of a builder, architect and engineer who will contract directly with the subcontractors and are responsible for delivery of the project. Thos. S. Byrne, Ltd. has teamed with many of the best Architectural firms in the nation as well as in Texas as part of strategic design-build teams in the successful completion of projects throughout the state.

Construction Manager
Construction Manager at Risk
Construction Manager-at-Risk is a delivery method wherein the Construction Manager serves as the General Contractor assuming the risk of the construction guaranteed price and provides design phase consultation in evaluating cost, schedule, implications of alternative designs and systems and materials during and after design of the project. The Construction Manager-at-Risk contracts directly with the trades or subcontractors and has a single point of responsibility for the delivery of the project. The Construction Manager-at-Risk provides a Guaranteed Maximum Price (GMP) to fix the cost and competitively bids proposals from the trades contractors. Selection is generally based on a mixture of qualifications, experience and fee. Most projects completed by Thos. S. Byrne, Ltd. are Construction Manager-at-Risk including Preconstruction Services allowing every opportunity to assist the design team in optimizing the project for Owner intent and best value.
Construction Manager - Agent
Construction Manager - Agent is a delivery method wherein the Construction Manager serves as an Agent for the Owner providing administration and management serves in lieu of a General Contractor. The Construction Manager - Agent provides design phase assistance, but holds no subcontracts nor provides project bonding for the construction. All subcontracts are held directly by the Owner. Selection is generally based on qualifications and experience. Thos. S. Byrne, Ltd.’s extensive construction management experience proves a valuable asset for any Owner seeking the Construction Manager - Agent delivery method.

General Contractor
Thos. S. Byrne delivers construction services as a traditional general contractor. In the General Contractor delivery method the General Contractor is responsible for estimate preparation, purchasing, the means and methods to be used in the construction, supervision of subcontractors/materialmen, and execution of the project in accordance with the contract documents. Selection for this delivery method can be through an interview process, providing a proposal from a select bid list, or through competitive bid.
Byrne has the resources to self-perform up to 35% of any given project. We have maintained the capability to self-perform those portions of the work historically accomplished by the traditional General Contractor by maintaining a core group of craftsmen for this purpose. Our estimating team performs detailed cost estimates on all divisions of self-performed work and also solicits subcontractor pricing in those same divisions. The best combination of price, performance, and experience is then selected, with Architect and Owner input. The areas in which we have the ability to self-perform include:

Because we have maintained our self-perform capability, we retain carpenters, ironworkers, laborers and operators on our hourly payroll as guaranteed 40 employees. All of our crafts personnel have completed apprenticeship through journeyman schooling either formally with labor unions or through today’s Construction Education Foundation for the merit shop. John Avila, Jr.
President and CEO
Experience: 34 Years
As principal in charge, Avila is active in day-to-day operations, including oversight of business development, estimating, purchasing, preconstruction and construction services. As CEO he is responsible for the strategic planning for the company in conjunction with our senior management team. Avila’s vast experience as a senior level executive for several of the nation’s top commercial construction companies has contributed to Byrne’s reputation as one of the most highly regarded contractors in the industry.
Elias N. Najjar
Executive Vice President
Experience: 28 Years
As Executive Vice President, Elias Najjar is responsible for overseeing all activities within the company including finance, preconstruction, estimating, purchasing, quality control, and field operations. His reputation in the industry for outstanding conceptual estimating abilities and structural systems knowledge is unsurpassed. An equity shareholder and principal in the company, Najjar brought invaluable experience with national construction companies and unique expertise to the new ownership in 1995.
Keith Muskrat
Sr. Vice President, Chief Operating Officer

Keith Muskrat is directly responsible for all field operations for the company. Keith devotes his time to the professional management and oversight of Byrne projects and operational personnel. Mike Patterson
Sr. Vice President, Construction Manager

An equity shareholder and principal in Byrne, Mike Patterson’s career spans over thirty-eight years, beginning in 1970 under the leadership of the original owner, Thomas Sneed Byrne. Patterson’s leadership, knowledge and experience have been instrumental in the successful transition of ownership and ultimate resurgence of the company during the past eight years. Patterson’s responsibilities include oversight of selected company projects.
Jason Potter
Sr. Vice President, Chief Financial Officer
Experience: 24 Years
As senior financial officer for the firm, Mr. Potter is responsible for the firm’s accounting and finance in all areas of fiscal transactions. This includes the accounting department, banking relationships, surety relationships, and cash management responsibilities.
Jeff Stucker
Vice President of Corporate Business Development
Experience: 29 Years
Mr. Stucker’s experience in business development and his unique knowledge of the commercial construction industry, particularly the Dallas/Fort Worth market, make him a valuable member of the Byrne team. Bill Saunders

Thos. S. Byrne, Ltd. was founded in Fort Worth in 1923 by Thomas Sneed Byrne, a native Texan and a graduate of Massachusetts Institute of Technology. Much of the Fort Worth skyline has been shaped by Byrne, from the original Firestone Station, Montgomery Ward’s Building, The Fort Worth Club, Pier One Headquarters to the award winning world class Amon Carter and Kimbell Art Museums in the cultural district.
Byrne is now in its third generation of management under the direction of John Avila, Jr., President and Chief Executive Officer.
