Thos. S. Byrne delivers construction services as a traditional general contractor. In the General Contractor delivery method the General Contractor is responsible for estimate preparation, purchasing, the means and methods to be used in the construction, supervision of subcontractors/materialmen, and execution of the project in accordance with the contract documents. Selection for this delivery method can be through an interview process, providing a proposal from a select bid list, or through competitive bid.
Byrne has the resources to self-perform up to 35% of any given project. We have maintained the capability to self-perform those portions of the work historically accomplished by the traditional General Contractor by maintaining a core group of craftsmen for this purpose. Our estimating team performs detailed cost estimates on all divisions of self-performed work and also solicits subcontractor pricing in those same divisions. The best combination of price, performance, and experience is then selected, with Architect and Owner input. The areas in which we have the ability to self-perform include:

Because we have maintained our self-perform capability, we retain carpenters, ironworkers, laborers and operators on our hourly payroll as guaranteed 40 employees. All of our crafts personnel have completed apprenticeship through journeyman schooling either formally with labor unions or through today’s Construction Education Foundation for the merit shop.
