Three Legacy Town Center

A 161,800 sf, 6 story shell office building and a 130,500 sf, 5 level parking garage with 1,275 parking spaces. The structure for both the office building and the garage consists of drilled piers with slab on grade, concrete columns and pan formed concrete decks. The exterior skin of the office building consists of granite stone through the 2nd floor and precast concrete on the 2nd through 6th floors. The roofing system consists of single ply 60mil EPDM membrane over 3.5” rigid insulation with rock ballast. The glazing system consists of a curtainwall window system extending from the ground floor to the 6th floor above each entrance and at each corner of the building. HVAC for the building is supplied via a chilled water system with AHU’s on each floor and a roof mounted cooling tower.
